What we did

In 2023 Tonkin was engaged by property developer Gardner Vaughn Group to provide structural engineering services for their Bask residential apartment development at Bokarina

Bokarina, a master planned suburb on the Sunshine Coast, is one of the region’s last remaining parcels of land to be developed. The intent is for the area to become a high-quality public realm positioned centrally between the popular Kings and Mooloolaba beaches. 

The Bask development includes two eight-storey towers with a shared podium at ground floor and level one. On the ground level there will be commercial tenancy spaces, the main entry will feature a large, open mezzanine area and level one will have outdoor spaces, a pool and a function room. Levels two to seven will include 135 luxury apartments.
As is often the case on high-end residential projects, the developer has been very detail oriented with a focus on ensuring they achieve residences of exceptional quality and maximum return on their investment. 

The success of this project for both Tonkin and our client was underpinned by strong collaboration. Our Maroochydore team worked with the client throughout the project design lifecycle to investigate and optimise constructability efficiencies, while ensuring that the structural elements compliment the final appearance and function of both the individual apartments and common areas of the buildings.

Innovations and value for money

Tonkin optimised the piling design to enable the fastest possible excavation time, with piles installed from the top and spaced appropriately for excavation equipment to manoeuvre efficiently. The piles incorporated soft spots to enable easy break down at the correct depth. Overall, this strategy limited the duration of expensive dewatering.

Tonkin designed a temporary sheet piled shoring wall and reinforced blockwork for the permanent basement wall structure.

Ground and level 1 transfer slabs utilised post-tensioning, which resulted in material savings. Double height precast wall allowed for speed of construction, which is key for a project of this nature.
