Strategic planning for cost effective staging

Brookmont is a major residential land division to be developed in stages over a ten-year period. It incorporates stormwater and landscaping features across the site, which are integrated with the urban and landscape design principles that have been established for the development.

Tonkin has completed the detailed design of approximately 120 residential allotments, with construction of the first 73 lots underway. The master plan Tonkin designed provided for a staging approach that has seen the most cost effective areas to construct developed first.

How we made a difference

Tonkin’s detailed design and construction management has achieved the client’s development outcome, particularly for staging of works. A thoughtful approach to stormwater movement, a speciality of the Tonkin team, overcame the difficulties presented by flat land.

What we did

Tonkin completed the geometric road design, water reticulation, sewerage design including pump station, stormwater drainage infrastructure and earthworks. Challenges provided by the natural landform were solved through collaboration with the local council.

The design features three distinct stormwater flow paths consisting of open swales and pipe networks channelling into a single detention basin. This meant stormwater pipe sizes could be reduced and allowed for the construction of a landscaped swale through the centre of the development.

What we achieved

This master plan at Brookmont was created to facilitate the strategic progression of design and construction by focusing on areas that were identified as cost effective to construct.

The engineering design for the estate integrates seamlessly with the landscaping design. Vistas and lines of view have been maintained, and connectivity between open space and homes has been maximised throughout the development.

Notwithstanding a very flat natural ground profile, Tonkin has created an imaginative solution for the effective movement of stormwater through the design of the three distinct flow paths, including an attractive vegetated swale.

A benefit of the swale construction was that the excavated material could be used for the creation of an acoustic attenuation mound. When completing the earthworks and stormwater master plan model for the entire development, Tonkin was able to minimise soil fill volumes while making sure that stormwater was effectively managed.
